When we purchased this lot years ago we had many many to choose from. There were about 50 available within the gates of St Jame's and 20 available outside in the Galena forest...

We kept coming back to this lot #69(even though it was priced much higher than the others!) because of it's incredible views!, it's sunny exposure, quiet location in the tract, gentle slope and the huge square shape of it's building envelope. Even today there are a couple long skiiny lots, ut this forces you to build kind of an awkward home with direct exposure to your neighbors... On thie lot you can have privay.

This lot is located within St Jame's Village in an area called "The Woods" for good reason. The lot features about 25beautiful ponderosa tall pine trees, and there's several new trees popping up... Many of the other lots available today are located under the tree line in more of a desert climate... And before you consider any lot out of this side of the tract think about the hiway below, this lotis about a mile away from the highway in the pines... some of the lots in the lower part of the tract have no trees so the sound will carry.... OUR LOT IS PRICED CLOSE TO A COUPLE OF THE LOTS RIGHT ON TOP OF THE HIGHWAY!!! THIS IS A DEAL!!!!

Your home can be positioned so that you won;t see any of the homes on the lots to the side and future lot on the north side... Your view from the back of the home will literally be "a forest of trees". Your home will also be elevated above the other homes to the right.

Today, like when we purchased this lot. we are still amazed at the gorgeous view of Mt Rose from the front of this property. This lot features a big square building envelope which is much better than many of the lots that required the homes to be "tucked into" a long skinny area.. You can position your home at an angle with a direct view of the slopes.

Also, this lot is on the corner of a cul de sac (coming in the future) which will give the home a beautiful presentation, possibly a circular driveway? or additional access from the cul de sac.


ABOUT FIRE PROTECTION - I am not an expert but one thing I do know about buying mountain land you want defensible space - This lot is one of 7 within an inner circle which is surrounded by the roads Any fire would be less powerful as it has to cross the roads... and there's even a fire hydrant ON THIS LOT!!! This is text book "defensible" Also st james is on the leeward side of the sierras - most fires go wild up above the ridges - Fire climbs, and this area is downhill. Also, trees are required to be "topped" etc, etc etc.

Homes positioned across the street are subject to 150+ foot setbacks... This will insure your views will never be obstructed... St Jame's has been very good about protecting everyone's views.

Today there are only 3-5 lots available outside the gates and none of these come close to our property! Galena forest is on the shady side of the mountain, it's colder, the snow is deeper and there's more ice. Our lot gets morning and afternoon sun and stays light later in the day.

Also, this lot is approx. a mile from the hiway so noise will not be an issue... Some of the lots for sale now are almost right on the hiway!!!

Traffic on Willis will always be minimal due to it being a side street and having only a handful of homes.

Electrical, phone and cable utilities are installed and ready to go. Sewers are already installed into the neighborhood and capped into the lot and things look good for sewers to be hooked up in the next few years. This lot soil is mostly granite which is excellent for stability. There is ample drainage for an engineered septic system (should you need it in the interim) but it's almost close enough to wait for the sewer!

Natural gas lines are also tapped into the lot and close to being activated. This is perfect timing to buy in St Jame's.

When the sewer dose come it St James' will be allowed to release the 6 lots on the cul de sac adjacent to this lot... These lots, including ours will be in the middle of the most beautiful part of the neighborhood... These new lots will enhance the value of this lot dramatically!

Once the new freeway exit is complete you will be on the hiway in abot 2 minutes from your front door. Plowing services in the neighborhood are extremely good. There will be substantially less snow to deal with being that this lot allows for the garage and driveway to be positioned on the southeast side into the sun.
