CURRENTLY ACCESS INTO ST JAMES IS A NITEMARE. FROM RENO YOU HAVE TO DRIVE APPROX 11 MILES UP HILL JUST TO GET TO THE JOY LAKE ROAD CUTOFF. TYPICALLY IN SNOW THE LAST 2-3 MILES IS 'CHAIN CONDITIONS". I HAVE TRIED SEVERAL TIMES IN OUR FORD TRUCK TO DRIVE THE LAST 2-3 MILES WITHOUT CHAINS AND THEN TURN ONTO JOY LAKE (THAT THEY DO NOT PLOW!!!) AND SLIPPED SO BAD I HAD TO TURN AROUND!

IF YOU'RE ASKING ME I THINK THE PROPERTY VALUES IN ST JAMES WILL SKYROCKET WHEN THIS SOUTH GATE OPENS. WE WOULD LIKE TO KEEP THIS LOT FOR THE INVESTMENT BUT 3 YEARS OF TRYING TO BUILD HAS LEFT US IN NEED OF SELLING. OUR LOSS YOUR GAIN.

Now with the new freeway coming that will connect Reno with Minden and South Shore Tahoe There is a proposed exit and new main gated entry 1 MILE FROM THIS PROPERTY!!!... But, more important is now instead of driving 11 MILES UP HILL , THEN 2 MILES DOWN INTO GALENA you will just stay in the valley on the new 395 , take the new exit and have just 1 MILE passing into the new south gate of st james and drive on the well maintained (and plowed!) roads of st james.

Being that this exit is down in the valley (down in elevation!) it will make access into the neighborhood extremely easy... On many snow days you will encounter no snow while residents up above will be plowing!
